Hiring someone to work on your property?

A quote tells you the price. An agreement tells you what happens when things change.

Create a draft that records the exact work, materials, payment stages, deadlines, insurance, defects process and completion standard before you pay a deposit or provide access.

  • Define exactly what the agreed price includes
  • Require written approval before additional work begins
  • Create a process for inspection, snagging and defects

Create, review and share your draft before payment

PROTECTIONS IN YOUR AGREEMENT

Know what you are paying for - and when it is complete.

The agreement connects payments to defined work and creates a written process when the project changes.

Detailed scope and milestones Record the work, deliverables and dates in schedules.
How this protects you as the client

You can measure progress against an agreed description instead of a collection of messages and assumptions.

Price and staged payments Connect invoices and payments to agreed milestones.
How this protects you as the client

You can inspect completed stages and withhold a reasonable proportion for defective or incomplete work.

Written variations Stop extras from becoming unexplained costs.
How this protects you as the client

Additional work should not begin until its scope, cost and effect on timing have been agreed in writing.

Workmanship and defects Set warranty, notification and rectification expectations.
How this protects you as the client

The agreement records a defects process and a minimum workmanship warranty without limiting statutory consumer rights.

Retention and snagging Hold an agreed part of the final payment while genuine snags are resolved.
How this protects you as the client

Selected retention can remain available until snag items and required documents are dealt with, subject to fair release terms.

Insurance and property damage Record insurance expectations and responsibility for damage.
How this protects you as the client

You can request insurance evidence and rely on terms addressing damage caused during the work.

Consumer cancellation information Record applicable cancellation rights and early-start requests.
How this protects you as the client

Where consumer rules apply, the agreement documents the cancellation period, model form and consequences of requesting an early start.

The clauses included depend on the project details and options selected.

The agreement cannot remove mandatory consumer rights or replace required permissions, certifications or professional advice.

Most disputes begin in the gaps between the quote and the finished job.

A detailed written agreement makes those gaps smaller before they become expensive.

Without detailed written terms

  • Different ideas about what the price includes
  • Verbal extras create surprise costs and delays
  • No agreed test for completion or defective work
  • Deposits, materials and cancellation become disputed

With a SigSwift agreement

  • The work and payment milestones are documented
  • Changes require a written price and timeline impact
  • Inspection, snagging and rectification have a process
  • Both parties retain the same signed project record

Is this the right agreement for the work?

Suitable for

Projects where the parties need a detailed scope, milestones, payment and completion process.

Things to check first

A LITTLE MORE CLARITY

Frequently asked questions

Plain-English answers about agreeing tradesperson work.

Can either party create the draft?

Yes. The client or tradesperson can create and share the draft. Both parties can propose changes before deciding to sign.

Can extra work be agreed verbally?

The agreement requires variations to be documented before the changed work begins, including the effect on price, scope and timing.

Does the agreement deal with deposits?

Yes. It can record an advance payment and how it is credited, applied or refunded if the agreement ends early, subject to applicable consumer rights.

What happens if work is defective?

The agreement provides an inspection, notification and rectification process, together with warranty and retention terms where selected.

Do we need a printer?

No. Both parties can review and sign online using a phone, tablet or computer.

Are electronic signatures recognised in Ireland?

Yes. In Ireland, sections 13 and 19 of the Electronic Commerce Act 2000 recognise the use of electronic signatures and electronic contracts, subject to the applicable conditions, including consent. At EU level, Article 25(1) of Regulation (EU) No 910/2014 (the eIDAS Regulation), as amended, provides that an electronic signature cannot be denied legal effect or admissibility as evidence solely because it is electronic or is not a qualified electronic signature. SigSwift records each party’s consent to use electronic records and signatures and their active signing event. The usual requirements for forming an agreement still apply, and some specialised documents may require additional formalities.
